What We Repair

What We Fix in Coolrooms and Cold Rooms

A coolroom is a system: room, door, evaporator, condensing unit and controls. A fault in any one part can warm the whole room.

Doors, hinges, seals and strip curtains

Worn seals and sagging doors let warm air in, so the unit runs flat out. A common and cheap fix that saves a lot of power.

Evaporator coils and fans

Ice, failed fan motors and blocked drains inside the room stop cold air moving.

Condensing units and compressors

The outdoor or rooftop unit that does the heavy lifting: fans, contactors, pressure controls and compressors.

Controllers, probes and alarms

Temperature controllers, sensors and alarm panels that read wrong or trip for no clear reason.

Defrost systems and heaters

Defrost heaters, timers and drain-line heaters that stop ice building up, especially in freezer rooms.

Gas leaks and regas

Leaks are found and fixed first, then the system is recharged by weight with the right refrigerant.

Common Faults

Why Your Coolroom Is Not Cooling

Warm room, ice, leaks or alarms: here is what each usually points to.

What you seeLikely causeWhat we do
Room warm, condensing unit running Dirty or failed condenser fan, low gas, worn door seal Clean the coil, replace the fan, find any leak, replace the seal
Room warm, condensing unit silent Tripped isolator, failed contactor, controller or compressor fault Test the electrics and controls, then the compressor
Ice on the evaporator or ceiling Defrost heater, timer or sensor fault, or a blocked drain Repair the defrost system and clear the drain
Ice build-up around the door Worn seal, door left ajar or a failed door-frame heater Replace the seal and fix the heater
Water on the floor or dripping Blocked drain line or failed drain heater Clear and heat the drain, check the tray
Runs all day, barely cold Dirty condenser, failing fan, low gas or a leaking door Clean, reseal and test the sealed system
Loud vibration or rattling Fan blade hitting ice, failing motor or loose mounts Fix the cause and replace the motor if needed
Alarm sounding or controller showing a fault Probe or controller fault, or a real temperature problem Check the real temperature, then test the probe and controller
Cold Room vs Freezer Room

Coolroom and Freezer Room: What Is Different?

They look alike, but they fail in different ways. Knowing which you have helps us bring the right parts.

Coolroom or cold roomFreezer room
Typical purpose Fresh food, drinks, produce, flowers Frozen food, ice cream, stock held long term
Running temperature A few degrees above 0°C, always at or under 5°C for food Around −18°C or colder
Defrost Often off-cycle defrost, simple Heated defrost with heaters, timers and drain heaters
Door Standard seals and strip curtains Door-frame heaters stop the door freezing shut
Usual faults Seals, fans, controllers, condensing unit Defrost faults, ice build-up, heater failures
When It Fails

Coolroom Breakdown? What to Do Before We Arrive

Cold food should be held at 5°C or below. These steps buy you time.

Do this

  • Keep the door closed. Do not prop it open to "air" the room.
  • Read the room temperature on a probe thermometer, not just the controller.
  • Move meat, dairy, seafood and prepared food to a working fridge or a cooler with ice.
  • Check that the condensing unit isolator or breaker has not tripped.
  • Note any alarm or controller code, and the brand on the condensing unit plate.

Avoid this

  • Do not chip ice off the evaporator. A punctured coil is a costly repair.
  • Do not add refrigerant yourself. It needs an ARC licence.
  • Do not keep resetting the controller. It can hide the fault.
  • If you smell burning or see sparks at the condensing unit, switch it off at the isolator and call us.

Food above 5°C for more than 4 hours should be thrown out. Need us out of hours? See emergency fridge repair.

Coolroom Maintenance

Cool Room Maintenance That Prevents Breakdowns

Most coolroom failures build up slowly. A regular visit finds them early.

What a visit covers

  • Condensing unit coil and fan cleaning
  • Door seals, hinges, closer and strip curtain
  • Evaporator coil, fan and drain line
  • Defrost cycle and heaters
  • Controller, probe and temperature alarm test

Easy checks between visits

  • Keep stock off the floor and away from the evaporator.
  • Keep a clear gap around the condensing unit so air can move.
  • Look for ice around the door and on the coil.
  • Test that the door closes by itself and the seal grips.

Want regular visits for your room? Mention it when you book and we will quote it.

Heavy loads and strict temperatures, with cold rooms often running for long hours.

Greengrocers, florists and supermarkets

Cold rooms that hold fresh produce and cut flowers at steady temperatures.

Yes. We repair walk-in coolrooms, cold rooms and freezer rooms. Freezer rooms add defrost heaters, door-frame heaters and colder-running gear, so we quote them on what we find.
The usual causes are a dirty or failed condensing unit fan, ice blocking the evaporator, a worn door seal or strip curtain letting warm air in, a faulty controller or probe, or low refrigerant from a leak. A technician tests each one in turn.
Cold food should be kept at 5°C or below, so most coolrooms run a few degrees under that. If your room is holding above 5°C, move high-risk food such as meat, dairy and seafood to a working fridge or a cooler with ice and book a repair.
Ice usually means the defrost system has failed, the door is not sealing, or the drain is blocked. Melting the ice only helps for a while. We find why it formed and repair that part.
